No. Laneway Stays generally acts as the business tenant and operates the property under agreed lease terms, rather than simply managing an owner's existing listing for a percentage.
Will the owner know the property is being used for short stays?
Yes. Laneway Stays does not operate properties without the intended use being disclosed and approved.
Who pays the rent?
Laneway Stays pays the agreed rent according to the lease.
How are guests screened?
Laneway Stays uses available identity checks, booking history, occupancy controls, guest rules and other screening measures appropriate to the booking.
How are parties prevented?
Properties operate under clear no-party rules, occupancy restrictions and booking controls. Additional measures may be used depending on the property.
Who handles cleaning?
Professional cleaning is coordinated after each stay, including linen replacement, general cleaning and reporting of visible maintenance issues.
What happens if something is damaged?
Damage is documented and handled through the applicable guest, platform, bond, insurance or recovery process. Owners are informed where required. Not every type of damage is automatically covered.
Who pays for maintenance?
Maintenance responsibilities are handled according to the lease. Laneway Stays reports issues promptly and coordinates minor operational matters where agreed.
Can the owner or agent conduct inspections?
Yes. Routine inspections are welcomed in accordance with the lease and applicable requirements.
Do you accept apartments?
Yes, where the property, building rules, owners-corporation requirements and access arrangements are suitable.
Do you accept furnished properties?
Both furnished and unfurnished properties may be considered.
What lease length do you prefer?
Laneway Stays generally prefers longer-term arrangements that allow for stable operations and a consistent relationship with the owner.
Is every property accepted?
No. Each property is assessed based on location, condition, building rules, demand, access and operational suitability.
What happens at the end of the lease?
The property is returned in accordance with the lease terms, subject to fair wear and tear and any agreed reinstatement requirements.
